The project began in 1962 when the Frazar brothers shaped 1,648 acres around a 40-acre lake, with the aim of creating a cohesive community of homes and two golf courses. By 1964, the lake expanded to 80 acres, and the land was reconfigured to accommodate a planned neighborhood of up to 1,500 homes—an idea that eventually grew to more than 2,500. Alongside the residences, two golf courses were laid out—one private country club and one public course—and a bridge across the lake connected neighborhoods to the amenities.

Over the decades, additional amenities were introduced to enrich daily life: a motel for visitors, a restaurant for casual dining, a shopping center for essentials, and a residents’ recreation center for social and everyday activities. In 1967, the Lake San Marcos design earned national recognition when the National Home Builders Association named it the Best Planned Lakeside Community in the Nation at their Chicago convention, highlighting a thoughtful balance of water, leisure, and community gathering spaces.
